<title>The Logistics of Obtaining Commercial Loans for Apartment Buildings</title>
<description>Getting a commercial loan for an apartment building is considered one of the easier loans to get with respect to other investment properties. This is due to the fact that commercial lenders focus primarily on the subject property as the repayment source with the borrower being a secondary repayment source.  As apartment buildings have historically been a very stable asset class, they typically can get some of the best lending terms.

Many property investors focus on single family homes, rather than apartment complexes, because it is often easier to manage. Financing can be difficult to obtain from the commercial lenders for single family homes, and it can be difficult to get the business off the ground. However, many investors recommend that when borrowing from commercial lenders, you take the focus off yourself, as it is with single family homes, and put it on the property, like an apartment building.

Often, even with little capital, a loan will be approved, because of the high return on apartment buildings, and the low risk from defaulting on a commercial loan. Before you go out and try and purchase an apartment building, you should know what qualifies as an apartment building under commercial loan guidelines. One to four family dwellings are usually not considered commercial loans; this would include duplexes and fourplexes. However, if there are five or more units in the building, this would be considered a commercial loan.

Apartment buildings can have tremendous profitability if managed correctly. For example, if you have a gross income of $100,000 from rental income on a building, and you deduct $60,000 for operating expenses and vacancies, you still come away with a $40,000 profit off of it. Dividing by a 7 percent cap rate, will give you an estimated value of the property, which would come close to $570,000. Often commercial lenders will look at statistics, like this, to determine the cash earning potential on apartment complexes. Naturally, it is not hard to see why these types of loans are approved so quickly and easily.

Now, just because it can seem relatively easy to get a commercial loan for an apartment building, this does not mean you should not do your research. Going to a commercial lender with a detailed plan of action for the apartment building, along with your own cash projections, will make the process move much quicker. Doing your research can also benefit you. For example, if you are going to fix up the apartment property, you will therefore increase the value greatly. A property with a high vacancy can have the greatest upside potential; however it will probably require that you put more money down that you would have to with a stabilized property. This is because most lenders underwrite to a debt service coverage first and a high vacancy can limit your supportable loan amount. As with any loan, researching and being prepared when meeting with the lender, will only benefit you and help your business become more successful.</description>

3. Updates from your creditors to each credit bureau can show a different balance due on that account (depending on when the creditor reports). 
4. Updates can show different credit limits and many times they are reported incorrectly.

<title>The Top 3 Profit Opportunities in Foreclosure Investing</title>
<description>Properties in foreclosure present excellent opportunities to buy properties for much less than their market value. What many property investors don't know is that there are actually three (3) main opportunities to profit from foreclosed properties, based on the stage of the foreclosure process.

The three stages of foreclosure are based on when the foreclosed home or property is for sale. They are: pre-foreclosure, auction or trustee sale, and repossessed or real estate owned (REO).

1. Pre-Foreclosure

A property is in pre-foreclosure when the property owner has failed to meet their mortgage repayments and the bank (or other lender) sends them formal notification that it will repossess the property if they don't repay the outstanding debt by a certain date.

Since banks make their money by charging interest on the loans they provide, they generally view repossession as a last resort. If they believe that the home owner is likely to repay the owed amounts, they may even renegotiate the terms of the loan. However, with more and more people facing &quot;reset&quot; interest rates they can't afford and consequently defaulting on their repayments, banks are unlikely to be particularly accommodating.

Of course, if you can spot a property in pre-foreclosure, then, as an investor, you have the chance to step in and offer to help the home owner by purchasing their home. This will actually stop the foreclosure process and is a great opportunity for you, as you can buy the property without much risk, possibly no liability, and perhaps even without the need for a down payment or loan. You just need to be aware of the mortgage(s), liens and any judgments that attach to the property when you buy it.

The other great advantage of buying a pre-foreclosed home is that if you identify one early enough, you may not have as much competition for the deal as in, for example, the next stage of the foreclosure process...

And the next stage is... when the property goes up for auction.

2. Public Auction / Trustee Sale

Basically, unless the foreclosed home has been sold during pre-foreclosure, it will be sold to the highest bidder at a public auction (or trustee sale). The bank wants to get the property off its books and is generally keen to sell the home and recover its money. So, again, if you're familiar with market values, this is a chance to buy a home at a deep discount to its market value. Just be aware that if you buy a property at a public auction you'll be getting it at whatever condition it's in.

3. Real Estate Owned

If there are no bids on a foreclosed home at auction, the bank is forced to buy the property. This is known as the real estate owned (REO) or repossession (&quot;repo&quot;) stage. Now, if you want to buy the home, you need to negotiate a deal with the bank, typically through a realtor. Although the bank is more likely to drive a harder bargain at this point, it will still be keen to get the property off its books. Therefore, you can still negotiate a good deal for yourself.</description>

includes investments in houses, lands, terrains and any other surface
that one can speculate upon.

For doing this business, however, there are certain fees to pe paid,
even if there are also reductions of costs for corporations that
invest in real estates.

A Real Estate Investment
The real estate investment trust is a tax concept in which a company
that invests in real estate is not allowed to pay regular taxes for
it. This process as a whole is called the elimination of corporate
income taxes.

There are many people and corporations who also invest in real estate
in other countries. Each country has its own laws regarding real
estate investments, hence these people must be familiar and respect
regulations and fees.

The real estate investment trust concept was invented and introduced
in Australia. This country has the greatest real estate investment
trust market outside the United States.
Real estate investment trusts were also introduced in Bulgaria in
2003 with the so called &quot;Special Purpose Investment Companies Act&quot;.
They are pass-through entities for corporate income tax purposes.
People who want to invest in real estates in Bulgaria must take into
consideration these taxes and the conditions of real estate
investment for which they must be suitable.

Countries like Germany or India are in the process of introducing
real estate investment trusts in order to align to the general
conditions and procedures of this method that are most commonly used
in many other countries. The US has the biggest market of real
estate, due to the large territory which they possess. As of the year
2005, there were almost 200 publicly traded real estate investments
that functioned in the US. Their features also included a combined
$500 billion, and more than half of them were trading on the national
stock market. The number of real estate investment trusts is not yet
registered with the Securities Exchange Commission. Unofficially
traded transactions total close to 800.

By being aware of the real estate investment trusts that apply in
many countries, people can calculate their priorities and submit to
the investment process accordingly.</description>

<description>Let's face it; buying a home can be a very stressful prospect.  It is an incredibly emotional process that can tax relationships and even upend friendships.  But it does not have to be that way.  With the right effort and forethought home buying can be a relatively simple, successful project.

Perhaps the most important part to getting pre-approved is to pull a &quot;tri-merge&quot; credit report well in advance of when you intend to buy.   What does &quot;tri-merge&quot; mean?  It is a credit report that includes data from each of the three credit repositories or bureaus (the terms are used interchangeably), Experian, Equifax, and Trans Union.  Each of the three repositories will report a slightly different score based on the individual models they use to determine your score.  Lenders will take the middle score as the representative score to help determine your particular creditworthiness.  


There is often a big discrepancy between the three repositories.  I have seen a great many times where prospects have come to me with a stellar report from one repository and when we pull the tri-merge we discover old or erroneous collections or other derogatory information reported by the other repositories that may hurt their chances of buying a home.  Whether you as a consumer do it or have a lender do it for you, pulling the report early allows you to spot any errors far in advance and allow you adequate time to have them corrected.  In many instances your lender can have errors corrected relatively easily using services they have paid for already.   In some instances there are charges for these corrections and they may be passed on to you at the time of closing, but they usually amount to only a few dollars.

Do not close out old accounts or open new ones unless instructed to do so.  Age of accounts has an impact on your scores, so that Visa card account from fifteen years ago that you never use, but for some reason is still open is having a positive effect on your scores.  It is showing fifteen years worth of positive history, so closing it may have a negative impact on your overall scores.  Additionally, opening new accounts have the same negative impact because you have now increased your overall debt capacity and you may change your debt-to-income ratios and therefore your ability to qualify.  This rule applies even after you have been approved for a mortgage.  Many people want to go out and start buying furniture or appliances for their new home after they have been approved.  Do not do this.  Lenders reserve the right to pull an additional credit report up to the day of closing, so any new accounts may suddenly impact your loan or worse yet mean you do not qualify, which is not something you want to find out the day of closing.</description>

Going from $2775 per month to $1943 per month is a monthly savings of $832 &amp; a yearly savings of $9984. Doing this will free up money &amp; improve your credit rating.

Investment Capital

In addition to paying off debt you can use additional cash to invest. Start a retirement fund, a college fund, start a business, or buy an investment property. You can do this while still saving money each month.

Increase Tax Deductions

Applying for a Mortgage at a higher Loan To Value will increase the interest rate. That's OK because it allows you more money &amp; due to the higher rate you pay more in interest which increases your tax deductions.

Lower Term

With this plan in place you should ask yourself when you want this loan to be paid in full. If you plan to retire in 25 years, you may not want a 30 year term loan. Monthly savings is not the only savings. You can save thousands of dollars over the life of the loan by shortening the term.

Deferred Payment

After you close this new loan, payments on everything you've just paid off don't have to be paid. The new loan payments won't begin for 30 to 60 days. During this time your money is free to do with it as you will.
